Developer seeks to annex into City of Shelton

The owner of 40 acres of Mason County land north of the Shelton Springs subdivision and south of Island Lake wants to annex the property into the City of Shelton to build a subdivision.

The Shelton City Council on Tuesday accepted the initiation of the annexation process for the property known as Meadows Edge. The square, wooded property, which also borders a corner of the city's Huff'n'Puff Trail, is inside Shelton's urban growth area.

The council is scheduled to have a preliminary vote on the annexation at its meeting at 7 p.m. April 4. If the annexation is approved, it would be the second addition to the city in that area.

The Shelton City Council on March 7 annexed 370 acres of Peacock Ridge into the city.

The four property owners on Peacock Ridge petitioned the city for annexation of forested Mason County land behind Olympic College Shelton. Green Diamond Resources owns two parcels totaling 240 acres, JPS Properties has almost 40 acres, Bence Parcels 41 acres and Alpine Evergreen owns 50 acres. The neighborhoods bordering the properties are Terrace Heights, Manke's Alpine View and Hiawatha Park. That land is designated for neighborhood residential and is part of the Shelton urban growth area. No development is currently planned, but development is anticipated.

According to the city report, Meadows Edge property owner MTT Development of Seattle wants to build a 36-lot subdivision. The subdivision is being reviewed by Mason County, the report states. The property is pre-zoned neighborhood residential.

According to the city report, the proposed subdivision would use city water and sewer utilities. Access to the property would be a city road through the Shelton Springs subdivision.

Public notice on the proposed subdivision will be issued, and a public hearing set on the proposed annexation.
